TERMS & CONDITIONS
Making a Reservation
Please contact us to check availability either by phone, e-mail or letter. We will then send you a booking form. Your preferred week will be provisionally booked until we receive your deposit. A deposit of 25% is payable by cheque or bank transfer at the time of booking. The balance of payment is to be paid eight weeks prior to arrival date. Bookings will be held for ten days pending receipt of deposit and booking form. Failing which, after ten days the provisional booking will be cancelled. On receipt of deposit the booking will be confirmed in writing. Bookings within eight weeks of arrival date are payable in full.
Arrivals and Departures
The house will be ready for you from 4 pm, and we would appreciate the property being vacated by 10 am on the day of departure. Arrangements will be made to greet you in person on arrival and for departure. If you will be arriving after 5 pm please let us know in advance.
Electricity; gas; linen; towels and bath robes; welcome pack; Satellite TV; free broadband internet access.
We would appreciate the house being left clean and tidy on departure and any damages reported prior to departure. Property left in a dirty or inappropriate manner may result in additional cleaning surcharge.
No pets are allowed in the house with the exception of guide dogs by prior arrangement.
No smoking is allowed inside the house.
All damages and losses will be charged in full. Please note that the personal items of our guests are not covered by our insurance. In the event of a break-in whilst the house is left unsecured, guests may be liable to replace and repair stolen items or damage to the property.
The occupancy should not exceed the number stated on the booking form.
Clients are recommended to take out holiday insurance to cover loss or damage to personal effects as well as cancellation and curtailment insurance. Vehicles, accessories and contents are left at their owners risk. The proprietors will not be responsible for any loss or damage or any injury to persons not caused through the fault of the proprietor.
To minimise the cost and inconvenience of cancelled bookings we would strongly advise you to take out holiday insurance.
Restriction on Rental
We reserve the right to remove person or persons from the property due to unreasonable behaviour, damage to the property or exceeding the stated occupancy. In this case refund will be at the discretion of the owners.
Adverse Travel Conditions
Where there are ferry/plane disruptions due to bad weather conditions or any form of industrial action the proprietors can not be held responsible for non arrival at the property and no refunds will be given.
If you are required to cancel a reservation for any reason we must be notified by telephone immediately and cancellation must be confirmed in writing within 5 days. More than 8 weeks before booking commences your deposit will be forfeited. Less than 8 weeks you will be liable to pay the full rental. However we strongly advise that you take out insurance cover.
Each booking is made in good faith with the belief that the property will be available to the client on the date stated on the booking form. If for any reason due to circumstances out-with our control, the property is not available, we are unable to guarantee provision of alternative accommodation. In the event of this happening the deposit and balance will be refunded in full. The client will have no further claim against the proprietor.To improve the facilities within the house the proprietors reserve the right to alter or amend the facilities made available at the house.
