TERMS & CONDITIONS
In light of the current Coronavirus/COVID-19 situation, we have made the following amendments to our terms and conditions. We ask all guests to read and agree to these before making a booking.
Making a Reservation
Please contact us to check availability either by phone, e-mail or letter. We will then send you a booking form. Your preferred week will be provisionally booked until we receive your deposit. A non-refundable but transferable deposit of 25% is payable by cheque or bank transfer at the time of booking. The balance of payment is to be paid three weeks prior to arrival date. Bookings will be held for ten days pending receipt of deposit and booking form. Failing which, after ten days the provisional booking will be cancelled. On receipt of deposit the booking will be confirmed by email. Bookings within three weeks of arrival date are payable in full.
We make all guests aware of the measures we take to comply with UK/Scottish/Government cleaning protocols for self-catering properties in the context of COVID-19 to reduce the risk of spreading the virus. By making your booking, you agree that we have taken all reasonable steps to do so.
We strongly advise all guests to check cover for COVID-19 related cancellations with their own travel insurer before making a booking.
If you are required to cancel a reservation for any reason we must be notified by telephone immediately and cancellation must be confirmed in writing within 5 days. More than three weeks before booking commences your deposit will be forfeited. Less than three weeks you will be liable to pay the full rental. It may be possible to re-arrange your stay for a mutually agreeable future date.
We may need to cancel your booking at short notice due to COVID-19 (e.g. for outbreak on the island, return to lockdown, or the guests before you having to self-isolate). In such cases, our liability to you will be limited to returning all monies received by us for your booking (or moving your booking plus money paid to another suitable date). If the situation allows, we will endeavour to help find alternative accommodation for you but cannot guarantee availability.
In the unlikely event that you or one of your party develop symptoms of COVID-19 and Government guidance or regulation prevents you from travelling home as planned, we will permit you to extend your stay for the period of isolation required by the Government at the same nightly rate as you paid in your original booking. It may also be necessary to charge for 3 additional nights to allow us to comply with deep clean regulations.
Arrivals and Departures
The house will be ready for you from 4 pm, and we would appreciate the property being vacated by 10 am on the day of departure. If you will be arriving after 5 pm please let us know in advance. We will no longer be offering a personal meet and greet but will provide all information prior to arrival to make yourselves at home.
Electricity; gas; linen; towels and bath robes; welcome pack; free broadband internet access.
We would appreciate the house being left clean and tidy on departure and any damages reported prior to departure. Property left in a dirty or inappropriate manner may result in additional cleaning surcharge.
No pets are allowed in the house with the exception of guide dogs by prior arrangement.
No smoking is allowed inside the house.
All damages and losses will be charged in full. Please note that the personal items of our guests are not covered by our insurance. In the event of a break-in whilst the house is left unsecured, guests may be liable to replace and repair stolen items or damage to the property.
The occupancy should not exceed the number stated on the booking form.
Clients are recommended to take out holiday insurance to cover loss or damage to personal effects as well as cancellation and curtailment insurance. Vehicles, accessories and contents are left at their owners risk. The proprietors will not be responsible for any loss or damage or any injury to persons not caused through the fault of the proprietor.
Restriction on Rental

Each booking is made in good faith with the belief that the property will be available to the client on the date stated on the booking form. If for any reason due to circumstances out-with our control, the property is not available, we are unable to guarantee provision of alternative accommodation. In the event of this happening the deposit and balance will be refunded in full. The client will have no further claim against the proprietor. To improve the facilities within the house the proprietors reserve the right to alter or amend the facilities made available at the house.
